OVER E250M DAVIOT CITY COMING TO HHELEHHELE

 MBABANE – Daviot (Pty) Ltd is proposing to subdivide Farm Peebles Block at Hhelehhele and develop it into a city to be referred to as Daviot City.
This project will be implemented in phases and the first phase will involve the construction of a mall to be valued at approximately E250 million.

The number of jobs to be created by this development could not be immediately ascertained until such time when all logistics and costing of the project has been finalised.   

The mall will be followed by a filling, station an eatery drive-through and then flats.
Members of the public were informed during a scoping meeting convened at the farm about a fortnight ago that the flats will consist of 50 duplex (three bedrooms), 50 flats (one bedroom) and 100 flats (two bedrooms).

It should be mentioned that the project is currently at the environmental review process undertaken in accordance with the Eswatini Environment Authority Environmental Audit, Assessment and Review regulations of 2000.

This process involved calling interested and affected parties to disclose their concerns.
If all goes according to plan, a well pleased source privy to information related to the project explained that they intended to commence during the second quarter of 2022. However, precise details as to when the project could be completed would be determined by the approval process with regulatory bodies.

Property development punters should note that government has recently issued a circular which mandated the deeds office to stop accepting transactions purporting to transfer land to private non-Eswatini citizens, which was based on Section 214 of the Constitution promulgated in 2005.

The circular also stipulated that Eswatini companies’ majority owned by non-citizens and trustees for the time being who were non-ema Swati would no longer have their applications processed by the deeds office unless the Land Control Board certificate explicitly states how the transaction promotes or was connected to a described new or existing business undertaking of which land would be a significant factor or base.     

However, it should be mentioned that non-Eswatini property owners who acquired land prior to the pronouncement that only emaSwati could own land in the country would not have their transactions reversed.
