KUKHANYA, 2 OTHERS DEVELOP MAFUTSENI

MBABANE – Dunbarton (Pty) Ltd, Silondza (Pty) Ltd and Kukhanya (Pty) Ltd are developing an area in Mafutseni outside Manzini for residential land use, commercial sector and an agricultural development, among others.

It is styled Lusundvu Township Development. To usher in the project, an environmental and social impact assessment report has been prepared by the developers and it is now open for public comments until April 12 this year. The three parties intend to establish a human settlement that is a gated lifestyle community. Online sources define a gated community (or walled community) as a form of residential community or housing estate.

According to the reports about the project submitted to the Eswatini Environment Authority for clearance, Dunbarton (Pty) Ltd, Silondza (Pty) Ltd are the registered owners of the properties that the township will be situated on while Kukhanya (Pty) Ltd will finance the project. The project aims to deliver a place to work, live, learn, shop and play by the end of year 2022 (next year).  

The project site is situated at Mafutseni near St Joseph’s Mission. The plot size is approximately 100 hectares and the development will include mainly residential land uses (from low to high density housing), commercial sector, agricultural academy, club house, community hall, public open space and an area earmarked for future development. Access to the proposed township will be through two main roads. One is the new MR3 service road being constructed by the Ministry of Public Works and Transport. The one is the feeder road leading from the MR3, traversing through the northern boundary of the town.

“The Ministry of Public Works and Transport has committed to make the necessary provision for the proposed access on the new MR3 service road,” assured the developers. When it comes to employment and business opportunities, the developers assured that local skill and suppliers would be engaged by the contractor, creating money-making opportunities which will positively impact the local economy. “The facility will create job opportunities for individuals in the area and beyond and will positively impact the local and national employment rate and economy. “The development will provide a variety of affordable options and assist in meeting the growing accommodation demands in the country and Manzini region.
“The residential zone will serve all types of classes from low to high. The residences will be in high to low density zones,” reads the document.

Interested and affected parties have been requested to submit comments as per the Environmental Audit, Assessment and Review Regulations, 2000.  Once everything is in place, the country’s environment authority is expected to issue a clearance certificate. The cost of the project and the actual number of job opportunities expected to be created could not be immediately ascertained.
