EZULWINI – Construction of the highly anticipated E4 billion Manzini Arch development is set to begin within the next two months, marking a major milestone in Eswatini’s commercial and infrastructural landscape.

African Alliance Partner S’thofeni Ginindza confirmed this in an exclusive interview, revealing that work will commence with the construction of the first-ever KFC drive-thru in Manzini and a state-of-the-art hotel.

This long-awaited project, a hallmark of Eswatini’s drive toward urban modernisation and economic growth, is expected to catalyse investment, create employment and reshape Manzini’s cityscape.

Project

The Manzini Arch project, which is being developed on the site of the former Manzini Golf Course, encountered initial delays due to prolonged negotiations with golfers who were using the facility.

Ginindza explained that reaching an agreement with the golf community took longer than expected, but a consensus was ultimately achieved, paving the way for this groundbreaker.

“This is an exciting phase for us. The negotiations took longer than expected, but we are now ready to proceed. The first structures to be built will be the KFC drive-thru and the hotel, which will set the tone for the rest of the development,” Ginindza stated.

The Manzini Arch represents more than just a commercial centre; it signifies a bold vision for Eswatini’s economic transformation. Spanning 28 hectares, the development is expected to become a key economic hub, combining retail, hospitality, business and government services into a modern, integrated urban space. One of the most striking features of the project is ‘The Jewel’, a state-of-the-art facility that will house key government services, ensuring that Manzini becomes not just a commercial hub but also a major administrative centre.

Execution

In September 2024, the Minister for Commerce Industry and Trade, Manqoba Khumalo, officially handed over the construction site to African Alliance, marking the formal transition from planning to execution.
Speaking at the handover ceremony, Khumalo emphasised the project’s potential to elevate the quality of life for emaSwati while significantly boosting economic activity.

The minister also recalled how His Majesty King Mswati III had cut the sod for the project on May 26, 2023, during his tour of African Alliance’s developments along the Malkerns-Manzini corridor.

“This important occasion marked the beginning of an ambitious journey—a journey that will see the development of 28 hectares of land, dedicated to a project that not only holds immense economic potential but also embodies our aspirations for a brighter future,” Khumalo added.
