Across Eswatini, a new skyline is emerging. From world-class convention facilities and luxury hotels to cutting-edge corporate headquarters, Construction Associates (CA) has quietly become one of the driving forces behind some of the country’s most ambitious infrastructure projects.

As a subsidiary of Inyatsi Group Holdings, Construction Associates is not simply erecting buildings. The company is helping shape the physical infrastructure needed to support His Majesty King Mswati III’s vision of a modern, First World Eswatini. Each completed project represents more than bricks and mortar, it creates opportunities for tourism, business, investment and employment while raising the country’s profile on the international stage.

Redefining Eswatini’s global presence

Nothing illustrates this transformation better than the Ezulwini Palazzo development in Ezulwini.

Officially opened by His Majesty King Mswati III on April 25, 2026, the Ezulwini Palazzo has become one of the most sophisticated convention facilities in Africa, positioning Eswatini to compete for major international conferences, regional summits and global business events.

After the structural works were completed by the KISS Joint Venture, Construction Associates assumed responsibility in 2020 for the highly specialised interior fit-out and installation of complex building services. The work demanded precision engineering, advanced technology and close collaboration with international consultants and specialist subcontractors.

Today, the finished product reflects world-class standards.

The Ezulwini Palazzo features a 1 800-seat theatre, multiple conference facilities, exhibition halls, VIP reception areas, restaurants, catering facilities and parking for more than 600 vehicles. Designed to international specifications, its chamber hall is capable of hosting African Union meetings and other high-level international gatherings.

Adding to the development’s appeal is the striking skywalk linking the part of the development strategy of Ezulwini Palazzo to the Five-Star Hotel.

Once completed, the bridge will house retail outlets and a coffee shop, creating a seamless connection between business, hospitality and leisure.

The adjoining hotel, which is part of the development strategy of Ezulwini Palazzo, will further elevate the development with 299 luxury rooms, presidential and royal suites, fine dining restaurants, a ballroom, fitness facilities and entertainment spaces designed to attract both business and leisure travellers. Throughout the project, sustainability remained a priority, with the development aligning with LEED principles through energy-efficient systems and environmentally responsible construction methods.

Unlocking new tourism opportunities at Hlane

CA is also helping transform Hlane into one of Eswatini’s emerging tourism and investment destinations.

The completion of the Nsulutane Hlane Hotel marked the first phase of a much larger vision officially launched by His Majesty King Mswati III on March 23, 2026.

During the ceremony, His Majesty also performed the sod-cutting for a new shopping mall, officially launching the broader Nsulutane Property Development. Developed through Construction Associates, the hotel offers 42 modern rooms, landscaped gardens, conference facilities, a restaurant and a 500-seat multipurpose venue capable of hosting corporate events, weddings and community functions. The project has already created more than 1 500 construction jobs while generating permanent employment opportunities in hospitality, administration and maintenance.

Future phases will introduce a shopping mall, golf course, private villas and additional leisure facilities, creating a fully integrated destination that complements Eswatini’s growing tourism offering.

Building the future of business

Construction Associates’ expertise extends well beyond hospitality.

Among its most impressive commercial developments is the new ESCCOM Headquarters in Ezulwini, a striking modern office complex designed to meet the needs of a digital economy.

The fully glazed building combines architectural elegance with smart technology and sustainability.

Its facilities include a 200-seat auditorium, executive offices, boardrooms, gymnasium, steam room, canteen, lounges, terraces and high-performance server rooms. Facial recognition access systems, high-speed connectivity and intelligent building technologies make it one of the country’s most advanced corporate headquarters.

Environmental sustainability is equally evident through solar energy systems, rainwater harvesting and green walls that reduce the building’s environmental footprint while enhancing its visual appeal.

Construction Associates has also delivered the Eswatini Water Services Corporation (EWSC) headquarters in Ezulwini, another landmark corporate facility that strengthens the country’s public infrastructure while providing a modern working environment designed for operational efficiency.

CA has further strengthened Eswatini’s industrial landscape through the successful delivery of the Johnson Factory in Nhlangano.

The modern facility reflects the company’s commitment to quality construction, supporting local manufacturing, creating employment opportunities and providing infrastructure that contributes to economic growth and sustainable industrial development in the southern region.

More than construction

Each project completed by Construction Associates tells a larger story about Eswatini’s future.

Whether creating infrastructure capable of hosting international summits, developing hospitality destinations that attract tourists or delivering smart corporate buildings that improve productivity, the company continues to demonstrate that local expertise can deliver infrastructure that meets global standards.
