Swaziland Building Society (SBS) encourages all its mortgage clients to carefully evaluate and select the right contractor when embarking on construction projects.

Choosing a reliable contractor not only ensures quality workmanship, but also protects clients from unnecessary delays, cost overruns and safety risks.

Senior Mortgages Officer Phindokuhle Dlamini emphasised the importance of thoroughly researching a contractor’s experience and reputation. This includes checking references, confirming licensing and registration and ensuring the contractor’s expertise aligns with the client’s project requirements.

She further advised clients to obtain quotations from at least two or three contractors. Comparing quotes helps determine a fair and realistic price that fits within the client’s budget and allows for better financial planning.

Other key qualities to look for in a contractor include transparency, effective communication, trustworthiness and the willingness to openly address potential challenges or delays.

In summary, the main reasons for hiring the right contractor include:

Expertise: A qualified contractor understands industry standards, regulations and construction processes, ensuring that the project meets quality and compliance requirements from start to finish.

Budget planning: The right contractor provides clear, detailed cost estimates and manages expenses responsibly, helping clients avoid unnecessary costs or last-minute surprises.

Project management and coordination: Professional contractors oversee the entire project lifecycle. They coordinate labour, materials, equipment and subcontractors (such as electricians and plumbers). This streamlined coordination ensures project efficiency and alignment with the client’s vision.

Risk management and safety: Construction projects involve inherent risks. A responsible contractor prioritises safety by following proper protocols, training workers and maintaining a safe work environment. Reputable contractors also carry appropriate insurance, such as performance bond and all builders’ risk.

Quality assurance and post-construction support: Established contractors commit to high standards by using quality materials and offering warranties or support after project completion. This ensures that the final product meets expectations and gives clients confidence and peace of mind.

Timely delivery: Efficient contractors follow realistic timelines and provide regular progress updates, helping clients plan ahead and avoid unnecessary delays.

Regulatory compliance: A reliable contractor ensures the project complies with municipal regulations, building codes and permit requirements, preventing legal or structural issues in the future.

Dlamini reiterated that SBS always prioritises the protection of its clients, especially when they are constructing their homes. Selecting the right contractor is a key part of safeguarding their investment.
